This foundation repair handbook is directly aligned with the guidelines for the investigation and assessment of timber pile foundations and steel foundations. In the coming decades, the foundations of many buildings in the Netherlands will need to be repaired. Many timber pile foundations show moderate to severe deterioration as a result of drying out and/or bacterial attack and/or insufficient bearing capacity due to excessive negative adhesion.

400,000 households

For buildings with shallow foundations (those founded on steel) in peat and clay areas, foundation reinforcement is often required due to soil layers with insufficient bearing capacity, leaching and seepage, soil relaxation caused by construction work and/or a lowering of the groundwater level due to drainage or dry summers. It is estimated that a total of at least 400,000 households will face the emotional and financial consequences of these foundation problems.

In this handbook

This handbook not only addresses the technical aspects but also all other aspects of foundation repair. This includes the legal, insurance-related and financial aspects, as well as the organisational aspects, as close cooperation with various property owners is almost always required. The handbook includes a step-by-step plan and various checklists for the different phases, from preparation to the execution of foundation repair. It also discusses the role that specialist firms can play in this process. Finally, this section of the handbook contains information on quality assurance, the necessary permits and the contracts with the contractors.
